Combining UAS, laser scanning and BIM expertise to deliver a complete 3D model of Clapham Park, accelerating regeneration design and reducing on-site disruption.

Capturing a community’s transformation with precision and speed.

Clapham Park is one of the largest and most complex residential regeneration schemes in South London, delivering almost 3,500 new and refurbished homes alongside community facilities, public spaces and a new underground utility network. Plowman Craven worked as part of the design team alongside Ramboll, PRP Architects and Hoare Lea to produce a detailed 3D BIM model of the 34-hectare site. A multi-method survey strategy, including UAS technology, was adopted to accelerate data capture, manage access constraints and reduce programme time.

Client challenge.

The scale of the regeneration and the active community environment required accurate spatial information across a large, densely populated site. The client needed a comprehensive survey that would enable coordinated design, minimise disruption and support long-term asset management. 

Project requirements included: 

  • Full topographical, utility and structural survey across a live 34-hectare residential site 
  • Day and night working to maintain progress and access 
  • Minimising disruption to residents, live works and public areas 
  • Integration of multi-discipline data into a single, coordinated BIM model 
  • Accelerated delivery using innovative survey methods without compromising accuracy 

Our
solution.

Plowman Craven implemented a coordinated multi-technology survey programme, combining rapid data capture with rigorous quality control and structured BIM delivery standards. 

Key survey and modelling activities included: 

  • Laser scanning and topographic survey to capture detailed ground and building information for BIM integration 
  • Utility tracing to map underground services and support risk-aware planning 
  • UAS photogrammetry capturing 20,000 high-resolution images and generating a colourised 3D point cloud 
    • Entire 34-hectare estate surveyed in one week, compared with an estimated ten weeks via traditional methods 
  • Scan-to-BIM delivery aligned to PAS 1192-2, BS 1192, BS 8541 and Uniclass 2015 
  • Staged model volumes issued in structured phases for early design insight and workflow efficiency 

Specialist field teams worked in parallel shifts, supported by a dedicated project manager and lead surveyor to ensure technical oversight, coordination and clear communication with the wider design team.
